Design Services for Builders & Contractors

— Fairfield County, CT · Charlotte, NC · Nationwide

A designer who speaks construction. Not just aesthetics.

Most delays, budget overruns, and job site frustrations trace back to the same root cause — design decisions that are incomplete, unclear, or still being made while your trades are standing by.

That's not a construction problem. It's a process problem.

I bring a BS in Interior Architecture, NCIDQ certification, and more than thirty years of experience in residential and commercial construction to every builder partnership.

I understand sequencing, MEP coordination, structural constraints, and what it actually costs when a decision gets made too late. My job is to make sure that doesn't happen on your project.

The result: projects that move smoothly, stay on schedule, and finish at a higher quality level — without the usual stress.

Two ways to work together

Depending on your project and your preference, I can step in as either your design partner or your client's designer.

Both approaches are built around the same goal — keeping your project moving with clarity, documentation, and decisions made early.

Designer Partnership — You're the Client

For builders who want a professional designer embedded in their process.

I develop the full design concept, selections, and technical documentation that supports your construction process from the ground up.

You receive everything needed to bid accurately, build efficiently, and deliver a higher-end finished product — without managing design decisions yourself.

This includes interior architecture and space planning, floor plans and elevations, kitchen and bath design, materials and finish specifications, lighting and electrical coordination, millwork and cabinetry details, and complete specification schedules your trades can work from directly.

Client-Facing Designer (Your Homeowner Is the Client)

For builders who do exceptional construction work and want to stay focused on the build.

I work directly with your homeowner — guiding them through every design decision, managing their questions and revisions, and delivering all documentation your team needs.

Selections are made early, clearly, and within budget. You never chase an answer while your schedule slips.

This works particularly well on custom homes where the volume of decisions is high, the client is involved but needs structure, and your trades need documented specs before they begin.

You stay on the build. I handle the rest. This takes the pressure off you and ensures selections are made early, clearly, and within budget.

Example:

A custom-home builder working on a 5,000–8,000 square foot new build where the homeowner is excited but overwhelmed by the volume of decisions. Instead of fielding daily questions about finishes, fixtures, and layout options, the builder brings me in early.

I guide the client through every design choice, create all the necessary drawings and specs, and ensure decisions are finalized before trades begin.

The builder stays focused on construction — the client feels supported — and the project runs smoothly.

Frequently Asked Questions:

  • I collaborate with builders and contractors on renovations, new builds, additions, and large-scale residential projects that require interior architecture, detailed finish selections, and cohesive design direction. Whether you need a designer for your own internal team or support for a homeowner who lacks clarity, I streamline the process and ensure decisions are made efficiently and accurately.

  • A trained designer reduces delays, minimizes change orders, prepares accurate specifications, and helps homeowners make decisions quickly and confidently. This keeps your timeline on track and protects your margins. Clear drawings and detailed documentation allow your subs to work faster and with fewer questions.

  • Both. Some builders hire me as their in-house design partner for selections, drawings, and client guidance. Others bring me in specifically to support their homeowner client. In either case, the goal is the same: fewer decision bottlenecks, cleaner communication, and a smoother build.

    • spec books for job-site use

This ensures trades have clear, consistent information from day one.
